Sims Valley is a private, secluded "high valley" community in the heart of the high mountains of North Carolina near the renown communities of Cashiers and Highlands. This Blue Ridge Mountain valley and its surrounding ridgelines look across 35-40 miles of beautiful vistas into the Great Smokey Mountains to the west. Occurring only occasionally in mountain environments,"high valleys" have all the attributes of lush, flat bottomed valley environments rimmed by ridges or mountains. Their elevation is higher than typical mountain valleys and often they have long range vistas normally found in ridge or mountain top settings. Such is the case with Sims Valley, rimmed on three sides by ridges and Pilot Mountain, which exceeds 4,000', and offering terrific views from the highest and lowest elevations.

Views from the Sims Valley floor are enabled by the missing northern rim of the valley, which long ago plunged around 1,000' feet into the large Tuckasegee Valley below. The pleasantries of cooler summer temperatures and soft seasonal breezes are additional benefits.

Beyond the valley rim, there is lots more adventure in these mountains including river rafting, kayaking, golf, equestrian activities and boating in beautiful Lake Glenville or further away in Sapphire Valley. Picnicking or camping in Lake Glenville's parks is a pleasant overnight option while shopping, dining and experiencing the arts and crafts in the mountain towns is convenient. A wealth of natural mountain treasures from trails and waterfalls to wildlife and native flowers are also available outside of those in Sims Valley. The nearby "hike-in" Panthertown Valley is often called the "Yosemite of the East."
